Over $3 billion in hospitality, residential and office acquisitions and developments to date
Approaching $1 billion in active developments for 2017
Kor is a fully-integrated real estate investment, development and management firm based in Los Angeles. Kor invests in and develops properties for its own account and in joint venture partnerships with institutional and high net worth investors. Kor also works with third-party clients to deliver a comprehensive package of advisory services including project management, design oversight, marketing and branding strategy, and asset management.
Since its inception in 1999, Kor has acquired and developed hospitality, residential, and office assets valued in excess of $2 billion. Kor primarily employs value-add and opportunistic strategies to generate above average, risk-adjusted returns for its investors. Its expertise spans ground-up construction, adaptive reuse, value-add acquisition and repositioning projects. Its structure as a privately held company allows for flexibility to underwrite and execute deals of all asset types, sizes and structures in order to secure the best opportunities in the market.
Central to Kor’s investment strategy is value creation through distinctive design and branding. Kor has been recognized in the industry as a leading innovator in the design and development of lifestyle properties, having received numerous accolades including California Preservation Foundation’s 2004 Adaptive Reuse Award for the Pegasus, Hospitality Design magazine’s 2005 Creative Achievement Award in Hotel Design for Sheraton Delfina, the Los Angeles Conservancy’s 2008 Preservation Award for Eastern Columbia, and Travel + Leisure’s “Top 100 Hotels in 2009” for Viceroy Santa Monica. Kor’s track record demonstrates its expertise in bringing new life to an investment, often through extensive rehabilitation, design, and repositioning.
By fusing creative design with an agile investment and development discipline, Kor has amassed a portfolio of high performing assets and has built a signature brand translatable across its properties. Kor is the force behind the origination and development of the renowned Viceroy, Urban Retreats, and The Tides hotel brands. With the success of the first Viceroy Hotel in Santa Monica – re-envisioned and redeveloped from an economy hotel to one of Santa Monica’s most popular hotel destinations – Kor expanded the Viceroy portfolio of brands to premier markets in the US and internationally. The brand’s immense success led to the spin-off of the hotel management division, Viceroy Hotel Group, in 2008 and the creation of the Proper Hospitality in 2014. Today, Kor maintains the same commitment to creative design and distinctive branding to bring enhanced value to its investments and the investments of its third-party clients.
